I purchased my first buy and hold rental property in October 2017 in Lansing, MI. It's a duplex that needed substantial rehab, but after lot's of learning and time, it's generating great cash flow! I'm looking to slowly grow my portfolio, targeting 10 total doors within the next 3-4 years. Update: October 2019 I added 10 doors. I plan to add 4 more by the end of 2020. Update December 2020: decided to wait on adding 4 more units. Currently I have 4 tenants chronically late, with 3 owing more than 2 month's back rent. Due to the eviction moratorium I can't do anything about it, so I am not taking on any more risk at this time. Frustrating! Update: July 2021 sold duplex and September 2021 purchased a 4 unit using 1031. Experience: Own primary home, have bought and sold vacant land in the past. Self managing class C units since early 2018. Experience with all aspects of repair and rehab. Real Estate Goals: My goal is to start building a portfolio that will generate passive cash flow to supplement my retirement portfolio.
