I am "old school" kind of guy. Veteran, father of 3 college grads and still working. Just starting, since 2005, a new company to help seniors exit their income property, but keep the income for life and do it all tax free. 99.9% of Charities cannot or will not accept donations of real estate, even though they crave the donation. 99.9% of charities cannot issue life long gift annuities. My company has, after several years of effort and lots of cash invested, put together a team of non profits, investors and real estate professionals to enable this process. In my more than 40 years in this industry, I have never found a more efficient, effective exit for income property. It really deserves to be looked at for any client needing to exit their property, yet needing the keep the income.
