Like a lot of investors here, I hold properties across multiple LLCs, and keeping clean, separate books for each one was a constant headache. That's why I built Stateful. It gives every LLC and property its own double-entry books, with per-property P&Ls, balance sheets per entity, mortgage splits, reconciliation, and Schedule E reports for your CPA. It also covers day-to-day operations: online rent collection, a tenant portal for payments and maintenance requests, and a landlord app (Android now, iPhone coming soon) with receipt capture and mileage tracking.
