I have purchased a home in Silver Lake, Los Angeles and did a complete renovation, which I currently live in. I have funded 3 development deals. Currently Seeking: 2-4 Unit Multi family properties in the Southern California Markets For Los Angeles, I am currently looking in the following neighborhoods: Downtown, Silver Lake, Echo Park, Eagle Rock, Highland Park, Atwater Village, Boyle Heights, University Park (next to USC), Montecito Heights, El Sereno, Lincoln Heights, Koreatown, Midcity, and San Pedro. I am also looking for Multis in the surrounding cities as well, specifically: Burbank, Glendale, Pasadena, Alhambra, Rosemead, East Los Angeles, Huntington Park, South Gate, Downey, Inglewood, Gardena, Torrance, Carson, and Long Beach. Criteria - I am looking for class B and C, value add properties up to $1.3mm. The property does not have to cash flow from day one, but I would like to break even with a 20% down payment after accounting for property management, capex, repairs, and vacancies.
