I invest in short term rentals in the North Georgia mountains (Helen / Sautee Nacoochee corridor), operate as a co-host for other STR owners in the same market, occasionally take on flips, and hold a Georgia real estate license. STR INVESTING & CO-HOSTING My wife and I built Mountain Rose Vacation Rentals from the ground up in the Helen / Sautee Nacoochee area: 3 owned cabins plus 4 co-hosted properties, 7 total under management. Airbnb Superhost and Vrbo Premier Host status, 4.9 stars across 500+ reviews. I handle pricing strategy, guest communication, listing optimization, and owner reporting for the co-hosted side, and I underwrite every acquisition the same way I underwrite for owner-clients: on documented gross revenue, not projections. FLIPPING I take on occasional flips and value-add projects in the same North Georgia market when the numbers work, usually smaller cabin or cottage rehabs rather than full ground-up builds.
