Typical terms: 100% loan to cost, up to 75% ARV, 12 month term, no upfront origination points, can wrap interest payments and closing fees into our loan. Many of my borrowers bring no money to closing. I enjoy getting to meet folks who share a passion for real estate investing and helping them out when I can with wholesale deals, sharing contacts, and funding real estate deals. Because I am a real estate investor I understand the need for a good money partner when it comes to funding deals quickly and affordably. Types of loans we provide: Fix and Flip – Purchase of distressed property, add value through rehab and sell to retail buyer. New Construction – Purchase land or tear down home, construct new home and sell to retail buyer. Landlord Acquisition Loans – Purchase distressed property, rehab and acquire tenant, then refinance. Transactional Funding – Short term funding for double closing transactions.
