Reading the David Bach's Automatic Millionaire Homeowner encouraged me to take the next step from homeowner to real estate investor. I bought my first SFH rental property, and house-hacked that. Then I used the equity from that property to acquire more units through a combination of rental strategies including: (BRRRR, house-hacking, HELOCs, cash-out refi, student rentals, and the use of short-term rentals like AirBnB). I'm going to continue to buy single families while I begin trying to expand into multifamily. I live in Washington, DC and I'm always exploring the DMV Area (DC, MD, VA). I am a licensed realtor in Maryland and DC with Sellstate Dominion Realty. My primary focus is helping others buy real estate to increase their generational wealth. It's all about leaving a legacy for the next generation. Now I'm looking for multi-family rentals. Being a landlord is too active for me. So I'm looking for a multi-family property to force me into creating systems and creating a business that runs without me being there (true definition of passive income). I'm actively looking for 100+ units (but I'm open to smaller apartment complexes, like 25+). I really don't want to start small, because I believe that whether you are running a 25 unit apartment complex or a 200 unit apartment complex you still need to have the same systems in place. It's all about scale. I'm looking to connect with: commercial lenders (to learn the ins and outs of the system; more specifically, on how closing works when you are using credits toward your down payment), commercial realtors, and I'm looking for book recommendations that demystify the Apartment buying investment process. In the meantime I will continue to purchase buy and hold rental properties and flip properties to generate more revenue to purchase more.
