I am researching and exploring all the wonderful options that real estate and land development has to offer. I own seven acres that are currently not zoned for adding anymore structures. So I am looking into how to possibly amend that, people it doesnt make much sense for where I live. When I was a kid it was pretty rural, but all the farm land around me has been bought up and subdivided and now I’d like to do the same. To get around not having any permanent structures I was planning on apply for a special use permit, to allow for rvs and tiny homes. The current law says people can only park for six months, but we are in the midst of a housing crisis, and I dont see the state enforcing this. Im hoping I can get my property rezoned. I dont know much about this process and have only recently reached out to the permitting center to inquire. Revisions are being made now to the Master Plan, and I going to be more involved and put my two cents in. I currently have four tenants on my property. On is in a manufactured home, the other is a carport that Ive converted to a studio, my roomate and a couple that are parking their rv. This has been an interesting journey, for sure. My land has been in my families name for over five generations. When I was a kid our property stretched for hundreds of miles. When my great grandma was on her death bed she signed the property over to the only remaining male in our family. Someone who has orchards in eastern Washington. He said he was going to use the land for agriculture and instead turned around and sold it all to Van Dorm. So Im one of the oldest houses, with seven acres of mostly raw land, with residential houses all the way around me. So people who moved out to the country got sick of seeing the land surrounding them get developed, so the state decided to only allow one house per five acres, but for where I live it doesn't make much sense. So Im trying to navigate the legal system and figure out how it works. So in the meantime, Im renting out as much space as I can to save for a future rv/tinyhome park. Im hear on BiggerPockets to learn from others. I am navigating through the unknown right now and it can be pretty daunting. If the state made things easier, I would subdivide my property tomorrow, sell it and use that money to build a park, because Ive had sooo many people reach put to me about parking their rv on my property, but there is no septic, water or electric. Although Ive had a couple off grid people, and that worked put ok. So far Ive mostly rented to students. Which I feel works out pretty well. The only problem is there is only one bathroom that we have to share. Ive been working on a no flush humanuer toilet. My partner and I built the structure to house the compost and built a raincatchment system, that collects the water for hand washing and to rinse out buckets. I recently graduated and got a degree in agricultural science. I have a large barn that houses several ducks and chickens. I love gardening and farming but really dont see any money in it. I had a dream of building a sustainable farming community on my property, but so far its proven to be a money pit, not to mention very time consuming. I am a caretaker for my disabled mother and also help raise my 12 year old sister. They are defiantly a huge motivation for trying to get something going with the property. My mom, not being able to drive would like to live in the city where she can be around other people and take an uber somewhere, instead of being reliant on me. So I have an amazing opportunity to do something with a piece of land that is free and clear and Im just trying to figure out what my next best move should be.
