Timothy Smith

I am a real estate investor and licensed salesperson with the brokerage Gurney Becker & Bourne. With a decade+ of investing experience, primarily via the BRRRR method on value-add small multi-family properties, I work with many clients looking to start or grow their portfolio. With significant renovation experience and trusted partners, I help clients take that leap with confidence and knowledge. Along with my wife as partner, our current portfolio consists primarily of small multi-family rentals, a few single family rentals, STR partnerships, and typically a flip going at all times. We have used a variety of funding strategies, such as private money lenders, owner-finance, 1031 Exchange, bank renovation loans, and capital partners. Having a General Contractor as a business partner allows us to achieve "at cost" pricing and build deep connections in the local contracting world. My wife's design skills elevate our projects beyond just "gray and white with a lot of LVP" and she employs her university administration background in running our books. Also a classically trained musician, I am a member of the Buffalo Philharmonic Orchestra and have served as a faculty member at such notable institutions as the Eastman School of Music and the Ithaca College School of Music.
