Due to the 0% down and 3.875% interest, we were offered we decided to use the money we were going to use as a down payment to Invest with a good friend in the Indianapolis area and bought our first Duplex. So far so good. Long-term goals are to purchase 8-10+ doors a year in order to replace my current income in 5 years or less. Due to my professional background, I am very comfortable with homes most would run from which is why I'm so drawn to the BRRR method. Ideally, I'd like to transition to Multi-Family but really enjoy the design element that duplex and 4 plex offers.
