Our focus with investors is flipping homes and to help them buy their next rental property or get started with their first rental home! We are currently helping 4 different families with various projects: 1. We helped a family buy a home in El Sereno (90032) and now finishing a garage conversion that they will rent out for $1600 per month while living in the main home! 2. We are also helping a family renovate their home to increase the value from about $800k to about $950k : renovation budget is $50k in Pasadena, CA (91107) 3. We are also helping another family purchase a 3 or 4 unit property (FHA financing) where rents will cover the mortgage. 4. We helped a family buy a fixer in Alhambra, CA for $640k (1000 sq ft) that had a basement of equal size: We helped them renovate the entire main level home and add the 1000 sq ft to the living sq footage to bring the home value to over $1 million (renovation costs: $250k ) 5. Currently in negotiations to help a home owner with a new construction ADU in thousand oaks. ** We also have about 15 buyers already approved with a lender to purchase a home and 3 properties coming to market for sale in jan/ Feb. 2021. Personally: My wife Salud and Myself bought a fixer condo 2 years ago and increased the value from $290k to about $375k (renovation costs $25k), refinanced it this year to lower the mortgage payment and it will be our first rental property. We will be buying a single family home next year (2021) in the San Gabriel Valley area (likely a fixer) and will renovate it, while also looking to add sq footage to increase the value, add a JR. ADU to the main home and convert the garage to an ADU.
