My wife Bobbi and I started with an old dilapidated farmhouse we bought from my dad in Dec 2017. It was built in 1907 and added onto in the 1920's and has all kinds of character as well as 2 amazing porches. We updated it to modern standards but kept the character it was built with and get regular comments from residents of La Verkin UT that they have never seen the property look so beautiful. Since it is situated near the entrance to Zions National Park, we furnished it and set it up as a vacation rental. We have received wonderful reviews from our guests from around the world. We have 'after' pictures on Kabino.com - if interested, we can show the before pictures. The difference is crazy and we did 90% of the work and all the design ourselves. We also live in one unit of a triplex we bought in August 2018. We found this property in a very competitive market because one of the units smelled really bad and there was clearly a moisture problem. Investors walked away but we believed we could figure out the problem so we bought it. Turns out the problem was the tub draining straight into the ground below the house. Replacing old plumbing was on the list already so a floor removal to get to the plumbing was undertaken and we now have a unit with new plumbing (including a new washer/dryer hookup), a new bathroom and soon a new kitchen among some other projects. Our realtor is amazed at what we have done with mostly our own skill and labor. We love rehab and especially love enhancing or creating character in a home. We have done 2 older homes and one built in 1975 that ended up netting us 30k more than expected. We are looking for multi-families that need effort to reach potential - our skill is in creating equity and thus cash flow. In the summer of 2019, we found and offered on a couple of 4-plexes in Eastern Idaho. After a little drama, we were able to purchase both and had a unit in each that was empty so we could rehab. We loved turning a poorly cared for unit in a 1950's era 4-plex into something the new renter was very happy with. And In the other place in the Old Town area, we had a tenant from one of the other units tell us they wanted to rent the vacant one. We had them join us as we entered for the first time after being vacated. The tenant said no thanks after they saw the condition. But a couple of months later, this 20's era unit has been restored to historic yet modern condition and is a little gem. We love making the older places stand proud! We would love to expand our efforts and continue creating better and more beautiful homes in which renters love to live, as well as flips that do the same for homeowners and also build seed money for further projects.
