I have been a member on BP since 2016, used the last 3 years to read and learn as much as possible. I completed my first live in Flip 2 years ago and used the profits and monthly personal savings to begin my journey. Now I’m looking to build a real estate portfolio using the BRRRR strategy in the Metro Detroit area. If your on BP, I’m hoping you know this is the (Buy,Rehab,Rent,Refinance,Repeat) strategy. Current target locations are (Madison Heights, Southfield, Redford, Taylor). Need to build my core team ie: (Agent, Lender, PM, Contractor) I am searching for Single family homes in the price range of 50-100k that need significant work. I’m using a Hard Money lender to fund the purchase price and personal capital and private money to complete the rehab. My budget for rehab is around 30k. My goal is to be all in (purchase price, closing cost, rehab) for 75% ARV. Ideal scenario would be cash flowing rental of minimum 200/month. All depending how much equity can be built in the deal any cash flowing property would be considered. My goal is to purchase two properties this year and build from there.
