I'm a newbie just learning the ropes, while working full time. Long term, I want to be making BRRRR investments, and that is about three years away. Short term, I'm thinking wholesaling. I understand that /everyone/ wants to wholesale 'for a quick buck', and I have a different reason. There is a lot of overlap in the skills wholesaling and other real estate investing require. Both wholesalers and BRRRR's must be able to: Generate leads, Analyze properties, Correctly estimate ARV and rehab costs, Negotiate with sellers for a price and terms that make a deal. If I can be practicing the first half of BRRRR investing, while saving towards that first investment, have more experienced investors look at my numbers and tell me 'no you're wrong because...'; then that's more than worth my time, even without the chance of occasionally getting paid. I started January 2018 with bad credit, no vehicle, living in my parent's house, without a penny to my name, and daily debt collector calls. In May, I'm employed again and just purchased a low-cost, reliable vehicle. Next steps: Use that newly regained mobility to network with investors in my area. Find and analyze properties. Start systematizing my process for finding leads and analyzing them. ... and try to remember to update this every month or so.
