Hello I worked as a full time as a mathematician for a finance company. Moved to FL from NY and becoming a full time real estate investor. I buy stressed or foreclosed properties cash, fix and rent them. After a year or so I take mortgage cash out (30 year fixed) and repeat. That method works very well. I buy in B areas and have a minimum requirement of 8% cap rate. I am able to use my math skills and be able to do creative deals. It's a fun game! Thank you
