Hello my name is Zach Humphrey! Like many I read "Rich Dad Poor Dad", "Millionaire Next Door", "The 4 Hour Work Week" and got a fire to think real estate investing was possible for average people. This past January (2023), I formed Bluegrass Rentals of Eastern KY LLC and we (I and my wife) started doing rental arbitrage and got 3 units renting as STR's. From 27k invested in January 2023 we generated over 67k in gross revenue by years end... which blew our minds. Simultaneously we purchased 3 acres of land in the Red River Gorge in Campton KY in the Victory Falls development for the purpose of building 3 cabins to hold as full time STR's or sell as new builds (we will need to partner with others to complete this project). We have secured a construction loan and started construction on our first cabin build 1550 sq foot modern A frame. For our current build we are all in at 300k (land included) and the pre build appraisal came back at 385k... not bad! We have had so many obstacles with this build and learning the STR industry in general that truly this has been one of the most stressful years of our lives. However, I truly believe investing in real estate especially with STR method is a great way to make my w2 career optional (I am Registered Nurse of 10 years), and provide freedom for my family.
