My goals for december: Finish rehabbing a house I purchased last month and rent it out and also rent a house that just became vacant (after having to evict the tenant). So...have all of my properties fully rented. |

I too have two properties I need to make something happen with before years end. One I can rent and I am being more proactive "selling" that house to potential tenats. I am showing later in the eves and I will ask potential tenants for a longer lease and what I can do to get them to sign. New carpets? Whats it gonna take to hear "YES". The other property I would ideally have an offer to buy before years end, so I can move into the next properties and make more money. If that doesn't go to plan, I am covering that possibility by opening up to a short term lease at a higher rate of rent. I was contacted by a service that helps place folks in short rentals at premium rates. Again, what can I do to make them say yes either to a sale or to a rental. Typically Nov and Dec we do marketing and budgeting planning at our remodeling company for the upcoming year. I do personal planning now too. I write it down. I have a lot of pans in the fire so in general, all my planning now is about getting all the "pans" making money with less attention from me personally, with an eye on retiring from the daily grind before 50. I think most everyone's goal here is to become a more successful real estate investor / professional, although specific short-term to long-term goals may vary. The purpose of the monthly goal thread is mainly for accountability, and so people can get new ideas and start taking action. With that being said... yes, yes... we all know goals should be SMART, yadda yadda. I think most of what people post is definitely Specific, Actionable, and Reasonable. We're Time-Constrained with the December guideline. And most of them have been Measureable. Personally, I see these monthly threads as "mini-milestone goal setting." So, quit your complaining and share with us what you have planned! |

Anne, The title said GOALS. Since noone posted goals, just to do lists, I wondered if anyone really had true goals. The question was valid in the context of the title, but certainly not a complaint. I thought this thread could evolve into a constructive discussion of goal setting, how to develop an implementation plan to achieve those goals, and from that a set of specific actions to take and their milestones to get to the ultimate goal. Clearly, I am too new to the forums to appreciate that the title is not really the intended purpose of the thread. Posting my to do list won't help anyone else and I certainly don't need to post my to do list to motivate myself. My question clearly touched a nerve. I sincerely apologize. |

My GOALS for December are once we close on our first investment home tomorrow is to get in there and start cleaning it. All of the work I would consider minor (cleaning walls, painting, installing new hot water heater, fixing a section of fence, etc.,). Plus purchase a fridge and W/D set. I hope to get this done this month for sure. Preferably all finished before Chrismas |

Dave, we can argue in circles, but what would be the point? I feel that what people are posting are valid goals, and not just to do lists. Remarks like yours are disparaging, and they discourage people from participating in these threads. If you had searched the forum, you would see that this is a monthly thread. As such, there's no need to rehash "ultimate goal" setting on a monthly basis. If this is a topic of interest to you, why don't you start your own thread on the subject? I'm sure other members would be happy to chime in. As for me, this month will be one of finishing a certain development project, so it'll be ready to go on the market in January. In addition, we are developing our marketing plan and budget for next year. Happy December! |
