I have really been struggling to find all the documents needed to put together a solid deal. I have already been to the link on this site and it is lacking. Those of you that have been doing these lonnie deals probably have specialized contracts I cant find on the internet. Your help will be greatly appreciated!

I would buy both of Lonnies books that are available here on BiggerPockets. The books have the forms that Lonnie has used over the years and these can be customized for your state as every state has different quirks.
Again I say do youserlf a huge favor and buy both of Lonnie Scruggs books. Both are available here on BP and are well worth the low cost. Lonnie is the Grand Father of the used mobile home biz and all of the concepts still apply today. The business has not changed that much. Also these concepts can be applied to conventional real estate (vs. wheel estate!) deals in this market as we are buying houses in my area for what I was paying for mobile homes in parks 5 yrs. ago:) Read both books twice..... http://store.biggerpockets.com/books/mobilehomes/dealsonwheels.html
Oops, when I listed sites for contracts in an earlier thread, I didn't know I was on a mobile home forum. I found this thread under the recent posts tab, under forums. Hopefully the links I listed can be of help for mobile home buyers.

I sold 3 tonight to one of my focus group students.
Especially my rental agreement, It would make your mouth drool.

I like the thought of everyone driving home in a limousine... it seems when I ask someone to share stuff with me they gladly do so... and every time I share with someone something is shared with me... now we might have two different things going on here... my business is buying and selling real estate, mobile homes and at times carrying paper... I do not run clubs, or do paid mentoring or any of that stuff...
I know you do all I do and run a investing club where you sell your forms etc... we can not really compare these issues with each other as we are in this for differing reasons... and both are good...
ps... I am overnight in Texas again in Nov... but in Ft Worth... I tried to overnight in Houston and hit another steak dinner but the schedule did not work that way this trip...

Jim, thank you for your willingness to share. I believe in what goes around comes around. Anything I have I am willing to share with the next person in hopes that it helps them along.
What's the fun in being successful if you are the only one at the top? I want my friends and family to share the same excitement.
Here's another +1 on appreciating the generosity. I am still very new in this business and it is refreshing to encounter someone who so readily shares knowledge--with no fuss involved. If you ever layover in ATL Jim, I have a homebrew (or 5) with your name on it. I have an organic red ale that is maturing nicely and already tastes incredible . . .
