Rental with a pool? Potential liability issues?

I'm looking at a property with an in-ground pool. The pool is well-maintained and the property is well-priced. The numbers, even minus $100 for monthly pool service, are still good.

I'm concerned though, especially if the renters have children, about any potential liability issues. Does anyone have experience renting a property with a pool?

I personally wouldn't want to have a rental with a pool. You do have added maintenance costs you also have the liability aspect. I would look at your market. Do your competitors have swimming pools? Can you charge higher rent for the pool? I would look into one of the alarms that sounds in the house if someone falls in. It is like any other amenity where you have to way the risk vs reward.
