SFR Lease Option to Buy

Would like to get feedback from BP fellow members what is the Strategy used based on successful experience in getting a Seller to agree to sign a Contract on a Lease with Option to Buy.

I've had the best luck with low equity sudden transfer folks (or folks that have tried to sell but the listing expired or they threw their hands up) with pretty houses.  I will make your payment for you and make sure your house is taken care of while a more qualified tenant buyer than I works on financing you out within 30 months.

I then give my TB 24 months to close.  If they can't do it in that time, I step in and buy it for my strike price.  Good luck @Tami Kochlani!
