This is the sort of thing I worry about happening in one of my places. Not too worried about evictions -- I know enough to break off any personal contact as soon as they miss a payment. Evictions are going to cost you and you're going to have to hire people, you had better be clear about that in your brain before you start walking down that path, at least in my county.

What I worry about is what I can't predict: cheating wife, sudden employment termination, huge gambling loss, drinking and pills binge leading to suicidal behavior. And then the handyman LL shows up to fix something, and...let the banjos duel!
