How are you? Thank you for your questions. Rates and terms are flexible and customized based on the deal and borrower so I won't be able to provide any specific terms or rates without knowing more info. But, to give you a range, rates are 4.75--10%, depending on what loan program you are interested in.
Also, I don't really consider us to be hard money lenders only because hard money lenders usually lend short term, up to a year or 2, with a couple of extensions allowed, depending on the borrower. Also, the interest rates are usually higher than 10% and points can be 6 or more, at least from my experience as an investor and adviser. I work with a network of private investors and hedge funds that lend up to 40 years, 90% L.T.V. 100% financing is also an option on a case by case basis. Points are low and they are also "newbie investor" and self-employed friendly.
