Hey HEY from Fuquay-Varina, NC!!
Hello bigger pocket people!
I'm Dan from PODUNK North Carolina. I'm a happily married man and new father. My daughter was born Dec. 27. YAY! And I might add that I was able to claim her for the the entire year on my 2014 taxes because of her birth date. DOUBLE YAY!
I live in Fuquay-Varina NC. It doesn't have a whole lot going on, but real estate is on the rise here. Our little city is growing. As a matter of fact, the investments I am looking for don't seem to be found in Fuquay. Which brings me to the point that if anyone has any advice about Lillington NC or Sanford NC, don't hold back. Prices are just a little more favorable in those areas.
So I'm just here doing it like everyone else. I'm a boy with a dream. But this MoFo is going to make it a reality.

Welcome, @Dan Miles. I can sincerely congratulate you on your tax return. With my second son, who was due Christmas Eve, we had my wife running laps around the mall, doing jumping jax, and many other things in an emergency effort to secure our tax return only to have him decide to stay in comfort until Jan 2nd. I got you covered Maybe LOL. I buy in all 100 counties in the state of NC. I find deals in the areas you are looking in. We look at for sale by owners, estate sales, REO's, Foreclosures, Tax sales etc. I have a fair amount of knowledge that I can pass on to you if you need some pointers.

Your post came up when I posted for the first time. We aren't far from each other - I'm right over here in Sanford.
My husband and I just bought a franchise for purchasing properties in the Cumberland/Lee/Moore Counties area, (oh yeah and Hoke County too - never even been to Hoke County).
We were both born in North Carolina, so we've been here our whole lives (never been to Hoke County though!) and love the state. Can't wait to get started with our new business.

Hi @Rebecca Addison and @Account Closed. This thread came up in a search I did about NC, I am looking to invest in Southern Pines area. Seems to be a few good options here. Ever invested here?
We (my business partner and I) haven't done a lot in Southern Pines. Not that there isn't some out there, it's just that most of our focus seems to have been in Fayetteville.
We've had a couple of appointment there, but so far, haven't purchased. Not that you asked, but I'll share a small piece of advice...be really sure of your ARV in that area. It's sort of a "pocket" place. What I mean by that is there will be lots of high end property, then suddenly low end right around the corner. Before you buy, be sure where your property fits in.

@Rebecca Addison I will take any advice! Right now my husband and I are renting a small house in the area and paying 1k. We are looking to buy a similar type house that can rent out for the same. Likely renting out to military that can afford around this price. So it is a lower end house but there seems ro be rental demand for this. That is our thinking. Any advice and feedback welcome!

Fuquay is not too far from fayetteville, and the profits can be great! Just bought a house for $45000 and rents for $800. After expenses, it brings in $400/mo. I see places for sale all the time in Sanford and Lillington but seeming as they are not really growing I'm not sure how quick they would rent.

So Sanford might be a good spot for rentals? I see a bunch of value, but I expect it is relative to the rent you can charge also.

Sanford is actually a fairly good market for rentals in certain areas. There is more industry here than you might think, and lots of farming. What you WILL see is mobile homes! Of course, different ball game as far as funding.
Rentals in Sanford can be good, you just have to be careful to make sure where you're buying is one of those areas, and again, watch that ARV.
