Overcoming the hump to Grow my REI business - feedback?
I've owned a duplex since 2006, and partnered on a single family buy/hold rehab last year. I've become determined more than ever to make REI my full time endeavor, have been saddled by analysis paralysis and money fears etc. I'm ready to move forward
One plan I conceived today - open to all feedback -- Financials below.
Properties I own or am partners on --
My personal single family residence - 1700 sq ft 3 bdrm 2 bath 2 car garage - good B location Value appx $130k - owe $81000 (projected rent $1200-1500)
Duplex - each unit 3 bdrm 2 bath 1 car garage -(ea unit around 1200-1300 sq ft) B location Appx value $190k owe $75000 - rents $895/unit ($1790 for both units)
Single family residence around 2600 finished sq ft - 4 bdrm 3 bath 2 car garage - B+ to A- location (partners - 3 ways) -- owe $59000 (rents for $1495)
My thoughts were to refinance my duplex - complete a cash out refi - borrow 80% of $190k - use the funds to pay off my personal residence
Take out a line of credit on paid off personal residence of $105k - finish a few minor upgrades I've been putting off in my house over the next 6-9 mos while I live here, saving a down payment for a new place. Purchase another foreclosure - rehab it maybe have $120k all in on the property thats worth $150-170k or so - move there then rent my current place out
Use line of credit to help with down payment on new house rehab/take conventional financing since it will be primary residence -- move there, then rent out present personal residence. (Thinking bank would call Line of credit once it's an investment property so be prepared to complete a cash out refi on it)
Use cash left over after cash out refi and potential smaller line of credit on new personal residence to purchase another investment/rehab
Hope my plan/idea makes sense -- do you see any banking challenges?

Duplex - rough market value $175-205 -- depends on appraiser/method - I believe its market value is $190k or so. Presently owe $75k on a refi'd loan balance of $85k locked in for 15 years (13 years left) @ 3.375%

Almost $100k exactly invested in property (just under...holding costs, interest, insurance, taxes, rehab etc) Valued at appx $140k -- complete a couple more small upgrades can likely boost value to $160k. Just rented May of this year (bought last August 2014, rehab took a while - tenants moved in May 2015)

Thoughts for this place are to cash out refi @ 100k - buy out one partner - taking us down to 2, I'd take $10k cash back myself to replenish my duplex account, I earn a $90/mo mgmt fee -- wouldnt change the cash flow much. ---

You have equity, but yeah you should leverage it to build your portfolio and expand. You need to spend time finding a GREAT deal, that'll cashflow and then just keep reinvesting it as downpayments or rehab to buy more and expand. You've got enough equity in your houses to definitely get a few more and really ramp up the monthly cashflow. If you can find duplexes or triplexes around you for $100k or so, that cashflow $200/door, you really should be in good shape. And once you get up to 6 or so, trade them in a 1031 for a small apartment complex, and then trade that up for a large one after 2-3 years. But you need to keep expanding, it looks like you got complacent with what you have.
Leveraging what you have for maximum acquisition capability is a widely used strategy. Following Vincent's advice in being methodical about finding that "GREAT" deal may give you the capability to re-use the acquisition funds for more purchases. Since you are moving toward having 4 financed, retaining as much cash after each transaction to put the additional down to get to 10 FNMA financed properties will take some planning. If you look to eventually get beyond 10, there will be a need for even more time at the drawing board.
None of what you are proposing is un-usual. We have assisted many of our clients in using a very similar plan to fuel a very solid real estate portfolio.

Complacent to start out I would agree. I've been paralyzed a bit financially the past 3-4 years with some major life changes (marriage, child and many unexpected expenses/bills, nothing frivolous, murphy's law struck quite a bit...among other things) lets just say i wanted to ramp up 3-4 years ago but had to put it aside for other items on my plate that required a higher priority, back on track now.
As for duplexes here - there are not good ones to choose from, rather ones I'd be willing to own very rarely come for sale. I probably limit myself in what I'd buy, however I only want to purchase in certain areas of our metroplex and deal with certain types of people by choice. I probably wont purchase another duplex unless I purchase a parcel of land, plat it and build them out myself or find a screaming off market deal on a higher end property. Have looked at run down apt complexes in need of rehab, however by myself didnt have the funds/time to complete the project - will get there eventually.
End game for me is to only have Class B+ to High class A residential rentals and a large percentage of commercial office, retail strip, shopping center and mixed use properties. I've yet to dive in on commercial, however I'm stating now my goal is to own a commercial property in the next 5 years.
I've got a couple banks lined up that should work with me once I reach 4 traditionally financed residential properties and would continue to loan indefinitely as long as the deal makes sense.
Trying to get creative at the moment to make my equity work for me - have probably focused too much on debt paydown and with cheap money for now need to get focused on acquisition mode -- believe there are still some opportunities for single family in the $120-160k range here. A lot of people locally deal in the low end stuff which I completely want to avoid. Not my cup of tea.
