Showing Scheduling Software & Tenant Notifications

I'm sure there are tons of applications out there for this. Does anyone have any feedback on a calendar to assist me with setting up my viewings such that I can also notify existing tenants?

I use google calendar now, then send tenants an email notifying them of showings. It gets confusing then when I send multiple emails for changes, additions, etc.

There has to be a better way, what do you suggest?

I show once a week, at most. I "schedule" all showings at the same time. I try to get at least three expected showings so that I have at least one actually show up. I tell the prospects to call me 30 minutes before the time and that if they don't call, I won't be there. Since most people look for three minutes then leave, they usually don't bump into each other. If they do, so be it. I rarely have a wasted showing.
