Looking for sites (free or paid) that I can collect lists of Pending Home sales. Particularly looking for Florida.
Tried Zillow which has a "Pending" status but can't find a way to get a list by city, zip , or county. Have a question in to them to see if it can be done.
Thought I'd throw it out to my investor friends on BP to see if you know of websites, that a non-agent/broker can access, for getting lists Pending home sales in Florida.
Jerry K. is there no status field on your public access to MLS? The sites I use regularly (although not in Fl) have a 'status' that you can set to 'pending'. Example: http://www.nohasslepropertysearch.idxco.com/idx/4328/advancedSearch.php. The user can choose 'active', 'contingent', 'pending', or any combination. Users used to be able to select status with realtor.com many years ago... but they have 'improved' the site so even under advanced searches I can't find any method to select status.
So I picked a county at (peudo)random: Pasco County. I found this page: http://www.pascoclerk.com/public-courts-foreclosures.asp which says "foreclosure sales will be held online via the Internet at www.pasco.realforeclose.com." The sales are on that web site (e.g. https://www.pasco.realforeclose.com/index.cfm?zaction=AUCTION&Zmethod=PREVIEW&AUCTIONDATE=05/20/2013) I realize this link will not work in the future, but go to the main www.pasco.realforeclose.com site to get a date.
Mine starting there, then find the sites for the other 66 counties. Compile and normalize.
Chris Martin - Thanks. I'm looking for regular real estate sales - not just foreclosures (although foreclosures are fine). I know the MLS system has a "Pending" status for sales and that would be the list I'm looking for. I want access to lists that I can get updates a couple of time a month that show all Pending sales of homes (or even land , condos, and commercial).
Easiest thing to do is to form a relationship with an agent, possibly compensating them in some legal manner, and having them send what you need. I happily do it for free for certain folks. MLS rules will likely prevent a public-side website displaying pending info.
I agree with Joe. I have an agent that sends me a list of pendings daily. It seems easy enough for him to do. Most agents can generate and send list automatically if you give them your specific criteria. It doesn't seem to take much effort and agents are more than happy to do it because they know that if they provide you with that service you will most likely do business with them in the future.

Well... I thought I could find a Florida 'public' MLS search site with a 'status' field in the advanced search, then list it here. Not so easy, it turns out. After looking at over a dozen sites (including trulia, zillow, etc.) , I found one with status, but only an 'active' status selection, at http://www.ricksellsflorida.com/Search_MLS_Listings/page_1824712.html under advanced search.
Chris Martin Interesting. The closest I've come is a public site that lists all statuses, but I have to page through the site for those that have a status of "Under Contract". Not very helpful to manually find those in all the listings. No way to choose only that status.
I've had one person here help me with a county, but I don't want to impose on his generosity. Especially since I'm just seeing if a strategy will work out with Pending sales. I'd like to test this out for a few months and getting the list myself seemed like the best solution for testing for several counties.
