Sketchy Property, but Good potential return

Found a property listed on the MLS for a cheap amount. Agent is saying that I can inspect the outside of the property but cannot look on the inside. Surely this has to be a red flag? Has anyone found themselves in this situation before?

The way I see it. Are you prepared for the worst just to buy something cheap? It might be more of a headache than potential.

You bid land value. You make markets for these folks, and capture upside.

The real value is in the land, is it in a good area in Houston?
