Marketing to Savvy sellers

How would you change your marketing if you are targeting an area with well-educated high-income homeowners? I imagine the "I want to $$buy$$ your house!" message in scratchy computer-generated handwriting might not be perceived the same way it would in other areas.

Do any of you have experience with these types of marketing campaigns? How would you market to them?

I definitely agree that the "I want to $BUY$ your house!" stuff will fall flat with sophisticated sellers.  We don't market specifically to them, but some of our markets have more expensive homes.  As far as direct mail goes, I'd just touch them with a professional piece that offers a solution to their problem, with some attempt at differentiation (why pick you?).

Savvy consumers use the web to solve their problems, so the best way to reach them may be Google AdWords.  Be there when they proactively go to search for this solution.
