A reputable turnkey provider acquires homes in markets that will attract good tenants and set the investor up with a solid exit strategy.

Professional turnkey companies don’t cut corners for a quick return. For truly professional companies it’s not about buying properties in the slums, giving them a quick facelift and throwing in an unqualified tenant.

I strategically purchase quality properties in good markets that attract great tenants who are easy to manage. The bottom line is that good areas generally attract good tenants. Subsequently, good locations also hold value and in many cases, appreciate in value.

2. High Renovation Standards

Renovation standards set turnkey real estate providers apart from each other. A true turnkey provider has high renovation standards. Any professional company should produce a product they stand behind, and real estate should be no different.

I offer warranties on all my homes. I make sure there are at least 10 years left of useful life on big fix items, and if not, I replace them. I also back all my work with a 1 year warranty.

Your investing experience is going to rely heavily on your tenant. I want tenants who will take care of my investor's homes as if they were their own. I also want these tenants to have a solid income, so I know they can afford the rent and will consistently pay on time. Limiting tenant turnover due to evictions is also extremely important.

The last thing you want from a turnkey real estate provider is a company that drops the ball after they sell you on an investment. A true turnkey property management company should be a partner in your venture, in that they support you from day one, onward.

Be wary of companies who do not have an aftercare division and do not consistently reach out to you to ensure your investment is performing at its best.
