We started managing properties in 2015 after becoming frustrated with third-party services caring for our investments. We wanted a better property management experience for both ourselves and our residents, so we brought everything in-house. As our reputation within the Portland, OR community grew, we received requests from other owners to help manage their properties and safeguard their investments.

I rented from this property management company for approximately five years. I would not recommend them. Their communication is subpar and they don’t care about tenant experience at all.
During my tenancy, I experienced multiple maintenance issues, including a large hole left in my wall after plumbing work that took three months to repair after the plumbing work was completed, as well as recurring problems with the laundry facilities. The property itself was quite old and saw few noticeable improvements despite rent increases over time.
Prior to moving out, I proactively contacted management regarding disposal of large items and attempted to coordinate a bulk pickup. However, I was never informed that the amount of property left behind would result in maintenance labor and dump fees exceeding $500. After my move-out, I received charges for removal and disposal that exhausted my entire security deposit and left an additional balance due.
I understand that property left behind may result in charges, but I was disappointed by the lack of communication regarding the disposal process, limitations of bulk pickup, and anticipated costs. Had those costs been communicated to me, I would have appreciated the opportunity to make other arrangements.
Prospective tenants should ask detailed questions about move-out charges, disposal policies, and maintenance response times before signing a lease. Expect communication to be sparse and require diligent follow up on your end. These people don’t care about you.

They lie to their tenants about costs and are misleading with lease contracts. A common entity keeping the housing market high and taking advantage of people new to the system.

Initially had a good experience with Rarebird but unfortunately they've changed my opinion in the last few months. At first, they were nice and communicative, but then they decided to do work on the building in order to list it for sale. During the last few months, they failed to notify residents several times about work happening on the premises. I would wake up to find workers on the roof, outside my bedroom window, etc. with no notice. I would come home from work thinking someone tried to break in, but it was actually someone who had worked on the building without notice. They removed things from the building without notice and then refused to replace them when I asked them to, including weather proofing awnings and window screens. They would often blame the owner for these things, but I'm pretty sure property management is supposed to be the middle man between the owner and the tenants and it feels like both the owner and the property management don't care about the tenants at all. The building wasn't even in good shape when I moved in so I guess they never really cared that much about the living situation of their tenants but things have gotten really bad and I'm overall upset with this company. Would not recommend.

I’ve been renting with Rarebird for over two years now, and they’ve been amazing since day one. When I moved here from out of state, I signed my first lease sight unseen. Once I arrived, I realized I hadn’t picked the right spot, but Rarebird stepped up and had me in a great apartment by the end of the day. Over the past couple of years, they’ve been super easy to work with—always communicating clearly, responding quickly to maintenance requests, and keeping prices reasonable. After some not-so-great experiences with property management companies in the past, working with Rarebird has been a dream. Huge thanks to the team, especially Sara and Andrew!

From a tenant perspective, I have always been satisfied with Rarebird. They are responsive to maintenance requests and really respect their tenant's privacy, which is something I valued the most. They were also very fair about returning a good amount of our security deposit, which is something we have found most Portland renters are scandalous about. I would 100% recommend them to anyone looking to rent and would consider them for property management should we ever decide to rent out the home we now own. Well done Rarebird- one of the most positive experiences I have had in my 4+ years of renting in Portland.

This management company has been nothing less than stellar to me when I lived in their unit. Maintenance was always professional, courteous, and timely. The office always responded to any questions or concerns I had, especially when it came to collecting my deposit back once I moved out. Were they understaffed? Absolutely. But they still made the effort, apologized when things didn’t go smoothly, and even gave us gift cards for being patient with any delays. Which is saying A-LOT when some of these other management properties are willing to rob you blind and ignore your calls.
Since I’ve moved out last summer, it’s just become more and more clear that their company has a level of professionalism that is a breath of fresh air in this day and age and I may try to move back into one of their units again if I can.

This is not the business for you if you want help getting into one of their rentals. If you don't fit their cookie cutter requirements, they won't talk to you.
I can garentee a year of rent, and have a good credit score, we're in the middle of a pandemic, and their criteria is still pre pandemic. The criteria is 3 years of good rental history, and a very good credit score.
After the last 2 years of anything but normal, how do you think you would fair? Lost a job? Missed a rent payment? Credit score trashed by the pandemic? Don't bother to apply and waste you time and sanity.

I was a tenant of a property that Rarebird purchased about a year after I moved in. Despite some early bumps while the property was renovated with some nice improvements, the staff at Rarebird have been very responsive to maintenance requests, and annual rent cost increases were very fair. I recently moved out of the unit after 4 years, and Chris, the property manager, was very flexible and understanding during the move-out process.
