Richard Vinson is the best property manager ever. He’s always super attentive to any issues and any inquiries on my part, and there are almost never any issues because he runs such a good ship.
I never lose any sleep over these units with his management, just collect payments every month.

While I’ve had frustrations with the company overall, I want to specifically acknowledge Wes for his help. He was responsive, patient, and took the time to walk me through my water heater issues until we got it working again. His professionalism and willingness to help made a stressful situation easier—he definitely gets 5 stars from me.

I'm an out-of-state investor building a rental portfolio in Indianapolis, and Ryan was one of the first agents I spoke with. The call was genuinely valuable. Rather than telling me what I wanted to hear, he gave me a candid, experienced perspective on which strategies fit the current Indianapolis market and challenged some of my assumptions with specific numbers. That kind of honesty is rare and exactly what a remote investor needs.
He was knowledgeable about deal structures, neighborhood dynamics, and renovation economics, and he set clear expectations for how we'd work together. He's an investor himself and runs an established team, so the advice comes from direct experience rather than theory.
We're early in the relationship, but based on this first conversation I'd recommend Ryan to any investor who wants straight answers over a sales pitch.

Bill & I had a great experience with Ryan and Maisy. Ryan, I met through Instagram as we were moving to a new town. He posted great fun videos of things to do. We really enjoyed working with him. Especially how responsive he was to my multiple text messages since it had been a long time since we had purchased a house and coming from out of town. He was informative, gave his expert advice and really was quick to set everything up. We will definitely work with him and his team again. We would also highly recommend him to our friends and family.

If your strategy involves fix and flips using the 70% ARV-rehab formula, Ryan may not be the best fit. He seems to have little patience for lower offers, even though investors need to ensure the numbers work. Instead of engaging in a discussion, he was unwilling to collaborate and preferred to pass me off to a colleague—without first having a conversation. My intention was to save him time by submitting LOIs to gauge seller interest before bringing him in to formalize the offer. He appears to specialize in turnkey rentals, so if you have different exit strategies, you may want to look elsewhere.
