If you are a property owner who cares about providing a safe and comfortable place to live to tenants, and also wants to grow their cash flow from Real Estate, I would NOT recommend Intrigue to any person I care about. As a property owner, my adventure with Intrigue Property Management barely lasted a year before I experienced their mismanagement and lack of care. Beyond their dismal communications skills, the operations manager I was assigned would only reach out when there was an emergency. They let weeds and issues accumulate unchecked on many properties. They also let a lease terminate completely unattended, leading to the tenant leaving without a pre-departure inspection with damage left behind. Moreover, they provide very little transparency when it comes to repairs, so you are at the mercy of inflated repair invoices. My vacant unit sat on the market for over 4 months, with absolutely no updates, unless I had to hunt someone to get back to me. When trying to get the higher ups to remedy the situation, some took responsibility for the failure, then assigned a new account manager who was not even able to set up an initial kickoff meeting when taking over my portfolio. Incompetence sits at all echelons at Intrigue.

My intention was to save him time by submitting LOIs to gauge seller interest before bringing him in to formalize the offer. He appears to specialize in turnkey rentals, so if you have different exit strategies, you may want to look elsewhere.
