From the front office to the maintenance staff everyone at the facility has been very wonderful to me and my son. They are big on communication which I love they don't leave you hanging and they are always willing to work with you.

The application and move in process was smooth, please complete the move-in inspection form. When moving out they will charge you for EVERYTHING. They will charge you for pollen/dust in the window seal, a sticker on the wall, any piece of trash that they have to pick up. Anything broken upon move in needs to be documented or you will be charged although you didn’t actually break it. Any holes in the wall from hanging photos, tv’s needs to be documented. For example if the laundry door is missing a screw most likely it may come off the hinge if you are living on the property for a year. Either put a screw in the door or let them know it’s missing a screw. If you move out and the door is off the hinge or the pieces are missing you will be charged for full replacement and labor. When you move in they know what’s wrong with the unit but it is your job to document ANYTHING you see. If you want your full deposit back my advice would be to document your findings upon move in, clean up every speck of dust you see, leave NOTHING for them to clean. I don’t have any complaints other than the move out inspection seems a bit scammy. They look for anything to keep as much of your deposit that they can.

I was a tenant at one of their properties. They always fixed things in a timely manner. Everyone was always kind and I never had a negative experience. I wish I could have stayed with these people but I unfortunately fell very ill and had to have multiple surgeries and couldn’t keep up. Even though I had these complications and had to eventually let me go as a tenant, the never treated me in an ill mannered way and handled everything professionally. I wish them nothing but the best and would recommend their apartment property in Simonsdale.

I been with them for over 7 years and we have had disagreements but they were solved! I would recommend because baby I done had some times and they definitely looked out for me!! They were definitely patient with me and more!! Thanks so much for everything!

Ten months of stress, black mold, and deception — renters and property owners, please read.
After putting down a $1,200 deposit within 48 hours (under pressure), I was told the unit would be ready in 2 weeks — it took 7 weeks. Only after signing the lease was I handed a separate list of extra fees:
$75 for lawn mowing (not done for months)
$10 for landlord’s insurance
$30 for an unexplained service
$7 for air filters, $2 admin fees, etc.
None of this was disclosed up front. And even worse, the unit was filthy — I spent two weeks cleaning vomit, cat feces, and years of grime.
When I moved in:
No hot water (broken water heater)
Broken washer/dryer, dishwasher, and toilet
Leaking fridge, sink, and daily flooding under the kitchen (still not fixed)
Mold and mildew that have caused health problems, anxiety, hives, and even falls
Despite paying over my required rent each month, the fees are prioritized — making me look late and causing issues with my Section 8 transfer, now on hold.
Their online portal shows fake maintenance requests marked "completed" while my real ones are ignored.
If you're a property owner, think twice — I doubt you're being told the truth. If you’re a renter, beware of hidden fees and broken promises. If you’re experiencing something similar, reach out — I’m working with local government and media.

Do not use this company! If I could rate them a ZERO I would.
My husband and I had our home rented to tenants and came back from overseas to a home infested with German cockroaches, cracked master bedroom windows, holes in walls, etc. We semt photos and receipts of damages after paying for pest control and home repairs. The principal broker refused to acknowledge the damages. She even stated she gave back the tenants their security deposit. My advice, they do not care about their military or veterans. Stay clear! Very unprofessional.

My Doud Team did a great job! They worked diligently to help do the work that needed to be done when I took my rental property off the market in June 2024. After the work was completed, Doud put my house back on the market in July, but they didn't waste any time and quickly found me a good tenant and took my property off the market in August. I'm very happy with their work and the results I received. Also, I really appreciate their time, patience, dedication and everything they have done to help me get my house ready and rented again!
