I'm Josh - Owner of Suncoast Vacation Homes and we specialize in providing high value, low-cost (15%), personalized co-hosting services for short-term rentals in the coastal Tampa Bay Area. As a boutique co-hosting company, we specifically service higher-end, pool-homes that gross $100k+/yr in revenue. We perform our services at a discount and are selective in the properties we take on bringing a more personalized approach and less of a volume approach as others do. This keeps our customers happy, reviews high, and our properties well taken care of. I strive to manage each property as I do my own: that means I am personally invested in the vendors I hire, the communications I exchange with guests, and results driven as my own properties are under the same management. If you have a pool home <15 minutes to the beaches in Tampa Bay and are looking for someone you can trust to take care of your property and maximize its' potential without the hidden fees and high commissions, look no further. Some of the highlights of our services: -Boutique Service (15-50 properties MAX) -Professional Tech Package (Software used to manage, list, maintain, communicate, automate, track, and optimize pricing all included in the package) -Only 15% of gross pay to owner (After airbnb fees, cleaning fees, taxes deducted) + $500 start up cost (refundable $500 after 1 yr) -We manage the marketing, pricing algorithm, bookings, guest communications, cleanings/turnovers, re-stocking of basic supplies -For maintenance, we provide you the opportunity to select your preferred vendor (free of cost) OR we can schedule for you at a small fee if preferred.

Absolute best, most helpful, knowledgeable, and honest realtor I’ve ever met or worked with. Spent hours helping me get out of a disaster property in another state without any compensation, and then many days over several months showing us potential properties and analyzing deals for STR. He never pushed higher priced product on us even though it would have increased his commission, but rather steered us away if the numbers didn’t make sense. He has been such a reliable part of my circle and so trustworthy, I have come to consider him a true friend and ally in my investment and home buying journey. Looking forward to more deals with Josh. Can't recommend Josh enough. He's incredibly thorough at his craft and knowledgeable about the market. He was really effective at negotiating our deal which saved us some dollars in the long run, too. You can't go wrong working with him!

I cannot recommend Josh Green highly enough. After thorough research, I knew he was the realtor I needed — and he exceeded every expectation. Over just four months, Josh helped my wife and me purchase three properties, and his depth of knowledge across real estate, short-term rentals, and the local market was invaluable throughout the entire process.
What truly set Josh apart was his calmness under pressure. Whether I was sitting across from him in person or listening to him handle calls, his negotiating style was professional, measured, and never confrontational — and it saved us significant money off the purchase prices on all three deals.
The reason I originally chose Josh and his team was the quality of their work and their one-stop-shop approach, and that decision has paid off in every way. In all honesty, Josh is a great personable guy. He has helped me with a lot of property management questions and has great knowledge on the market. Along with buying a new house, since I’m a new homeowner, the process was easy through him and he accommodated all of my needs. Josh was awesome to work with. He went above and beyond to help find a property that fit my needs. Being out of state, he helped me understand the local market and toured multiple properties over video calls to make sure we found the right one. With his knowledge we were able to negotiate pricing based on local comps and ensure we didn't overpay in a competitive market.
Once we found the right property Josh had a great team of people to help close the deal as quick and easy as possible. From inspectors to finance and contractors, he has every contact you will need to make the buying experience seamless. I will definitely be working with him again in the future and would highly recommend him to anyone looking for a Realtor in the Tampa area.

Josh is hands down the best realtor in the area for STR investors. We bought two properties with him last year and both transactions were smooth from start to finish.
What makes him different from other realtors in the space is that he actually does this himself, he buys and renovates his own short-term rentals, so he genuinely understands the market and sees potential where other investors don’t. He works hard to find the right property and negotiate the deal, and when things got stressful he was a great sounding board throughout the process.
On top of all that, his contractor network is one of the most valuable things he brings to the table. Highly recommend Josh to any STR investor in the area, he knows his stuff and he works for you.
