Newbie looking for a mentor

Hello,

I have recently dove into the real estate management realm and have a small ADU in Albuquerque for rent. I am seeking someone local as a mentor that wouldn't mind helping guide me through the process of finding, signing, and managing a tenant. If there is anyone interested, please DM me. @Matthew Sweeney Congratulations on getting started. I hope you are able to find a local mentor. Another option would be to reach out to a local real estate agent who specializes in leasing. They can help you with marketing the property, showings, screening tenants and preparing the lease, usually for the first month's rent.

    @Matthew Sweeney Congratulations on getting started. I hope you are able to find a local mentor. Another option would be to reach out to a local real estate agent who specializes in leasing.     Hi Matthew, congratulations on the ADU, that's a great way to start. While you look for a local mentor, I'd get moving on the basics yourself. Advertise on Zillow and Facebook Marketplace, run every applicant through a real credit and background check, verify income at two to three times the rent, and always call the current landlord rather than just the reference they list. Once you have a tenant, use a lease written for New Mexico specifically rather than a generic template. And take move in photos before handing over keys, that one habit saves so many disputes later.

    Just curious, Albuquerque is rated as tough neighborhood. Since you are in CA why aren't you buying in Las Vegas or Phoenix where the options are better and the situation is more tolerable and the growth is more certain?
