Dear All,
I’m planning to invest in rental property and have a goal to build great portfolio over the next 10 years.
I live in California , and still searching around to see where I could start with under 300k, using Brrrr. I’d appreciate any suggestion...

You could try Sacramento or Stockton but if you're in Irving you may do better in Nevada or Arizona as those are actually closer. Definitely exhaust all the areas near you first though even though I know your area is super expensive maybe you'll get lucky and find a good deal.

Hi ! Thank you for your kind reply ... I actually moved from Sacramento recently, so I know the market there well but do you think investing in Arizona and Nevada are currently a better option, in terms of cash flow and NOI? What are your thoughts on that?
I don't know a thing about those markets but what I do know is that being a less than a 2 hour drive from where I lived (SF to Sac) for my first BRRRR deal made it mush "easier." Easier is in quotes there because it wasn't easy. And it would have been that much harder if it wasn't a short-ish drive away. I guess what I'm trying to illustrate is that you should figure distance into your choice of where to look. It's is a huge factor in my opinion, especially on your first one.
