I’m looking to connect with commercial mortgage brokers or direct lenders who specialize in industrial properties.
We’re under contract on a 10-acre industrial property in Nederland, TX (Golden Triangle region), with a 12,000 SF warehouse and a significant laydown yard. The property recently appraised for $3,000,000 as of June 2025, and we’re currently engaged with Newmark as our leasing broker. There is strong tenant interest in the site due to its location and potential for expansion.
We’re seeking financing options for the acquisition and future development phases. Open to:
- Permanent financing or bridge-to-perm
- Interest-only periods or creative structuring
- Relationships with credit unions, local/regional banks, or private lenders
