Hi! I’m currently seeking a lender for a new ground-up development project. We own the land outright and have already completed the HPR. Architectural plans, site survey, permits, and a detailed budget are all in place. The project consists of building two single-family homes on the property.
Our preference is a construction-to-permanent (temp-to-perm) loan, though we are open to construction-only financing as a secondary option. Ideally, we would like to leverage the land as collateral rather than inject additional cash into the project.
We’re looking to connect with lenders experienced in similar residential development projects who are interested in moving quickly. We’re ready to advance this as soon as possible.

Jacob, owning the land free and clear with permits and plans already in place definitely puts you in a strong position.
Most lenders that do small ground up residential projects like this will look at the land as your equity in the deal, so in many cases you can avoid bringing much additional cash as long as the numbers make sense relative to the projected value once the homes are completed.
For two SFR builds, the key things lenders usually focus on are the total build budget, projected ARV, and your experience with development or construction. If the spread between cost and value is healthy, getting construction financing tends to be pretty straightforward.
Nashville is still a solid market for this type of project as well, especially for smaller infill developments.
Curious what the projected build cost per home and expected resale values look like on your end.

Most private/commercial lenders typically will not do construction to perm. We can typically do 100% GUC costs if land is owned outright and everything else checks out.
