Lenders who service loans under $50,000

I have pre approvals from two lenders but they dont want to loan under 70K any suggestions of lenders in Western PA who lend under 70K?

    Hello @ShaVarr Brown I'm from Harrisburg, but I would recommend S&T bank. I know they have locations in Western PA. They will service loans under 70k and if this is for an LLC they have great terms for their portfolio loan program. They do 10 yr fixed/ 30 yr amortization and just last week my partner and I were quoted at 5.15%

    S&T Bank is the regional bank name.

    Did they do 75 or 80%, of appraised or ARV?

    @Amit G. - They do 80% LTV.
