Good morning folks!

Hope all is well! Bless up we alive!

Posting for some insight on new constructions in the area!

Got a lot that has appreciated dearly in the last few years and am looking to develop it!

Any GC builders/investors with similar situations? What is the realistic build time currently?

I'd like to have my new home by winter 2022 (9-10 months) is this realistic? (or am I delusional haha)

Looking for average new build prices to see if it's viable/prudent to build out vrs selling the lot (understanding that there are many different factors in the decision making process)

Build times are often being quoted in the 12-18 month range if the permitting process has not been started at all. This alone right now is taking 3-4 months before they can even break ground. Depending on the builder (previous connections, possible discounts, etc) and build type, prices per square foot right now will be around $185-215

@Emmanuel Marquez - we have over 300 builds we are working on in the SW FL market. We typically quote 12-14 month timeframes - the biggest wild card is permitting (including the pre permitting process). In many areas this can take 7-8 months - we are happy when we can get all of our surveys, engineering, etc done WITH permit in hand in less than 5 months. Some locales (like Cape Coral) - are making changes to the permitting process to make it more efficient - fingers crossed!
