
Finding Off Market Deals
I want to start flipping houses and am looking for off market deals. Any advice on finding off market deals would be appreciated.

Drive for dollars, door knocking, direct mail marketing, or networking with wholesalers, agents, and local investors. You could build a website and pay for advertising. Most of these require money, time, and hustle factor.
Start telling anyone and everyone you want to buy real estate. Word gets around if you know a lot of people.

Every property that is not listed on the MLS is a off market deal. Get with wholesalers and realtors who have off market inventory to start sending you deals.

Wholesalers find them in your area I pull lists from my surrounding counties Probate, divorce, fire damage, Tax liens, Code violations or just vacant home with out of state owners who are tired landlords. The list goes on and on , first thing tell them your specs 3/2 block home, pool, year built, zip code, etc...then let them hunt. Feel free to reach out.

This is my suggestion as well. Get on lists of wholesalers, but @Jaron Walling is spot on with telling everyone you see what you want to do! This attracts people to you.
Putting together my "word of mouth" campaign for myself. Seeking a mentor who owns 2 or more 100+ unit multi-family properties (or is a partner/managing partner in them). Letting them know that I'm willing to work for free.

Do what you are doing! NETWORKING The more people in your circles that know you're a buyer, the more opportunity you will have. Obviously, connect with as many wholesalers as possible. I would also contact all the local PM companies in your area and see if they have any investors selling. They are a great resource for off-market deals, especially if you allow them to keep management. Buying them lunch goes a long way and keeps your name at the top of their minds.

Go to your local RE meetings and join all the local forums,,,,,,Also you are cash correct? NOT HM, cash in the bank?

Reach out to as many real estate agents as possible. Follow up with them every 3 weeks and keep a list of them. Whether it's a google sheet or a CRM.
