Difference is one is on the market where everyone sees vs the other being not listed which means not listed. People make money on both. People prefer to find off market deals because there is less eyeballs seeing it but that does not always means it's a deal. I would always look at both. The best deals will be the ones you are direct to owner with which are true off market deals.

On market, generally means listed with an agent. Off market, is FSBO (For Sale By Owner). Now, I am a real estate agent in PA and I will tell you this. In a hot seller's market that we have had, FSBO's were selling pretty well and often were less money because the owner's were saving on commission. However, as a seller or buyer of a home, there are many tasks to keep in mind, ordering title, tax certs, dealing with money transfer, etc. etc. Buying a home is not like buying anything else... there is a lot of work. Having a licensed professional can save time and work.

I guess most people think that an off market property is going to be a better deal. But that's not the case all the time. I have purchased several market priced buy and holds and I think they have been just fine. It also depends on what you are trying to do, fix and flip, buy and hold, etc.

On-market properties are publicly listed- either with an agent or FSBO- and get more exposure, which often leads to more competition and potentially higher prices. Off-market properties aren't publicly advertised and are usually sold through direct connections or behind the scenes deals. That can mean less competition and better terms for buyers, while sellers might prefer it for privacy and a quicker, smoother transaction.
