Looking for House hack opportunities in East Texas

I'm excited to be here as a new investor exploring house hacking opportunities in East Texas. I'm looking in the $300k-$400k range and eager to learn and grow in this market. As someone new to both real estate investing and the area, I'm open to advice, tips, and insights on finding the best properties and strategies to maximize my investment. Looking forward to connecting with experienced realtors, and investors etc.. to build my portfolio.

Advice: have plenty of reserves and make sure the property cash flows after you leave. 

tips: get a Google voice number for your future tenant communications. 
go to local meetups and network with as many investors as possible. This will help you out when you don't know who to call. Sometimes it's about knowing who to call.
