    Congrats! Relationships are everything in this business. Start networking with other agents, wholesalers, and especially investors. Go to local meetups, REI clubs, and don't be shy about introducing yourself.

    You also need to know your numbers cold. Cash flow, ARV, repair costs, ROI, cap rates. Being able to run a quick analysis makes you way more valuable than an agent who only shows listings. When you do reach out to investors, don't just pitch a property, offer insights and solutions that make their lives easier.

    Leverage your brokerage and colleagues too. Ask if you can shadow experienced agents or sit in on investor calls. The experience you get seeing deals from start to finish is worth way more than any online course. Start small, focus on a few deals at a time, and build a reputation for being reliable and knowledgeable. Consistency matters — a lot.
