    I've gotta ask: How are you determining these are "good deals" in Selma if you're not sure it's a good investment area?

    First, you need to be clear on what specific metrics are you using (cash flow, cash-on-cash return, etc.) to measure success for you as an investor.

    Then, you can check with local Selma investors to see if the "deals" you're seeing are above, below, or right at average for that market.

    You also need to understand how these metrics are moving with time (AKA "trends").

    All real estate is local, and all "deals" are relative to a particular market.
