Buying land in Shenandoah valley

Buying land in Shenandoah valley

I am looking at an undeveloped lot in rural central Virginia. There are a few houses on the road and the lot has lots of road frontage. I am 100% sure it will need well and septic. I am assuming that there is electricity because of the other residents. My goal is to eventually put a house on it. So should I call builders before I put an offer?  It's in the mountains and I'd like a view, and it has a creek. Is there an easy way to see elevation and flood plains.  I live a distance away and this lot just came on the market

Hi @Leslie Stouffer. I've done some land investing myself. I'd definitely recommend calling the county planning or zoning office first to confirm septic requirements, utilities, and any building restrictions. You can also check FEMA flood maps and use Google Earth to get a sense of elevation and slopes. A quick call with a local builder can also help you understand site prep costs before making an offer.

First of all, that is a very beautiful area! I live in VA and I could just imagine the view it will have. For elevation and flood plains you could use ID.Map it will cost you about $45 a month or something for just the state of VA. You could also use Google Earth with Parlay to get same access and it will be $99 for a whole year or something.

For builders, I have someone that you may use (not affiliated) with them and could probably help you with the building of it. I believe they put all pricing into the build including septic, well, etc. Send me a PM if you'd like to connect for sure.
