I’ve always enjoyed the thought of learning while earning. Are there any active investors who are willing to work with a newbie like myself and pay a fee for a deal that I bring them? Feedback would be amazing. Thanks!

    Hello Troy,

    If its a good deal, investors will certainly pay a fee. You won't have any trouble finding a buyer or an investor if the #s work.

    If you're looking for mentorship, use the search feature here on BP to find active investors. You can also attend local meetups.

    Lastly, if you ever come across a "we buy houses CASH" sign, call the # and ask to speak with the person in charge. They might be actively sourcing deals and looking for hard-working people to help them get more deals.

    This is actually a great way to learn — bringing deals to experienced investors gets you real feedback faster than any course.

    A few practical ways to make this work:

    First — before you bring anyone a deal, make sure you can explain why it's a deal. Investors won't pay for leads, but they will pay for analyzed opportunities. Learn the basics of ARV, repair estimates, and cash flow first — even rough numbers show you're serious.

    Second — bird dogging and wholesaling are the formal versions of what you're describing. Look into how assignment contracts work in your state before you start.

    Third — REIA meetups in your area are the fastest way to find active investors open to this kind of arrangement. Show up consistently, add value, and the relationships will follow.

    One question — what market are you in and what type of properties are you focused on? That changes what 'bringing a deal' actually looks like in practice.

    Investors would love that arrangement but in reality it doesnt usually happen as a formal arrangement. This is something you would create on your own by bringing value. Value in this space is real leads. I would find the top wholesalers in your market and start bringing them leads. They'd be happy to work with you.
