Balancing your property portfolio

Hello All,

Hope everyone is having an amazing day and you are crushing your goals.  We are out of New York and have been investing in the Milwaukee WI market for over a decade.  That said, I used to think that Residential 1-4 was the end all be all, but now I realize that there are so many types of real estate to hold.

In 2023 we bout our first 10-Unit property(All 3 bed residential units).  Unfortunately I lost it to foreclosure as I was dealing with some personal things end of 23, whole of 24 and some of 25.  Lost a few other multi-families including my favorite 4-Unit close to Fiser Forum.  But that is the game.....

Back to the original point.  I went back to what started it all in May of last year.  Going direct to seller is the best way to learn the game, build a portfolio and generate income for investing.  That said, I have learned that mixed use properties are a great investment as there is high demand for child care(Day Care) in the market I've invested most of my time in the Milwaukee Market.  I've come across sellers who are selling car washes, gas stations, warehouses, RV parks, industrial, strip malls, storage, parking lots etc.....

DO NOT limit yourself to only 1 asset class. Learn about as many as you can.  And do not fold when things seem bleak.  Your will is going to be tested in this game.  Just keep putting one foot in front of the other. 

And oh......If you are looking to buy in Milwaukee, I'M YOUR PLUG WE GOT THEM FOR THE LOW LOL!!!!
