We've been deep in the trenches managing acquisitions and mapping out disposition strategies for our commercial vacant land and light industrial (IOS) pipeline here in DFW, and I wanted to see how others in this forum are approaching their buy-side and sell-side velocity right now.
From an acquisition and valuation standpoint, the numbers are shaping up really strong. Based on local commercial comps and BPOs, our projected exit margins are sitting nicely in that 50% to 80% ROI window—depending on whether we execute a quick raw land flip or take the site through entitlement to a shovel-ready state. The demand in these growth corridors is definitely there.
However, our biggest operational puzzle right now isn't securing the asset or running the comps; it's aligning with the right equity partners to match our short-term capital windows without pumping the brakes on our acquisition pipeline.
