1st deal as an re investor

I am working on my 1st deal. I have been going to local reia and made friends with a realtor. We have been bidding on forecloser deals off and for a year now. Now I finally have a deal that no one knew about and I ask her as a friend to help. Her idea was to do creative paperwork so she gets a commission and it looks like I won't have to pay as much in taxes the way its written up. Being new , should I go this route or try to do it on my own so I can learn. I appreciate her help but it feels like I'm getting played because of my inexperience. Any suggestions would be helpful.
