Does deed restrictions prohibit airbnb or senior co-housing?

Hi,

A lot of people on my street are fighting to put deed restrictions on what their neighbors can build or do with their houses on my street. I was wondering if deed restrictions restrict senior co-housing, or Airbnb? I have some land on my property that I might turn into a building for elder co-housing, and I don't want to get in trouble with my neighbors.

Any input on this would be appreciated!
